PSA: Don't spend $200 on a home inspection report that misses everything

Paid $200 for a full inspection on my first house in Tampa and the guy never checked the attic - found 3 leaks myself two weeks after closing. Anyone else get burned by a lazy inspector?

Inspectors should have insurance for stuff they miss like that.

Heard a buddy in Orlando had his inspector miss a whole mold patch behind the fridge, cost him $4k to fix it later. Total scam how these guys get away with it.

Man that's brutal. Yeah insurance for inspectors would be nice but good luck getting them to pay out on anything. The whole system is rigged where they write these huge disclaimers basically saying they're not liable for anything they miss. I had a buddy who tried to go after his inspector after the HVAC died three months in and the guy just pointed to the fine print in his contract. Really feels like the only way to protect yourself is to bring a separate specialist for everything which defeats the whole purpose of paying for a general inspection in the first place.
