That young couple who showed up with a notebook full of questions

I was showing a house in the suburbs near Cleveland last Saturday and this couple, maybe mid 20s, walked in with a spiral notebook. They had like 30 questions written down, stuff about the furnace age, water heater, even asked about the attic insulation R value. The realtor was getting annoyed but I loved it. They said they saved for 4 years and wanted to make sure every detail was right. Has anyone else dealt with buyers who came in way more prepared than the pros?

I read somewhere that a lot of new buyers skip checking the attic entirely, so good on them for being thorough. A friend of mine bought a house a few years back and found out later the insulation was basically crumbling, cost them a fortune to fix. Sounds like that couple is doing it right, even if the realtor didn't appreciate the homework lol.

R value's important but you wanna check the vapor barrier too...

Oh man, I hadn't even thought about that. @the_viola makes a good point though, especially in humid climates where moisture can sneak in behind the insulation.
