Hot take: My agent in Phoenix said 'you'll never get a house if you don't waive the inspection' and I walked away from her on the spot.

We were in her car after seeing a flipped bungalow with fresh paint that smelled like it was hiding something, and I knew right then I'd rather rent forever than buy a problem.

Did you see that article about waived inspections leading to way more lawsuits? @janarivera is right, a short inspection period is the smarter move.

Fresh paint in a flip is a huge red flag, it's often hiding water damage or mold. I paid for a sewer scope on my last place and found cracked pipes the seller had to fix. Never skip the inspection, you can still make a competitive offer with a short inspection period instead.
