DO NOT skip the sewer scope inspection like I almost did

Our realtor said it was optional to save $300, but my dad insisted we get one. The inspector found a collapsed clay pipe under the driveway that would have cost us $12,000 to fix. The seller had to cover the full repair before closing. Has anyone else in Austin had a sewer line surprise them?

My cousin in the Crestview neighborhood had a similar scare last year. Honestly, their inspector showed them a video of tree roots completely blocking the old pipe. Tbh the repair estimate was around eight grand, and the seller had to knock that right off the sale price. It seems like those old Austin homes with the big oaks are just a time bomb for this stuff. I would never skip that inspection now, even if an agent says it's fine. That few hundred dollars feels like nothing compared to the peace of mind.

Totally agree, that inspection is non-negotiable. Had the same thing happen with a place I almost bought in Hyde Park, the camera showed roots everywhere. The quote came back even higher, like twelve grand to dig it all up. It's a huge hidden cost that can wreck you if you don't catch it before closing.

Seriously, how do you even know if the pipes are clay or not before you look? Our house is from the 70s and I'm suddenly paranoid. Did your inspector say what to watch for, like the age of the house or specific neighborhoods that are worse?
