Switched from appraisals to a local estimator for my Cleveland fixer-upper
I was about to list my house on West 25th but a contractor buddy showed me how using market comps from 3 blocks away instead of the county average bumped my asking price by $12,000, has anyone else had better luck with a private estimator?

Yeah the private estimator got me $15k more on my house last year just using better local comps.

Honestly I used to think those private estimators were just trying to sell me something. But hearing you got $15k more just from better local comps, that REALLY makes me rethink it.

Ngl, what nobody talks about is how those private estimators can also catch things on the inspection report that the bank's appraiser might miss or downplay. Those little fix-it items can really drag your final number down if you're not careful. Plus, they have access to pending sales that haven't even hit the public records yet, which is a whole other layer of data. It's not just about comps, it's about knowing what to fight for on paper and what to let slide.
