We had the same talk with our realtor. What helped was making two lists: absolute needs and things we could fix later. A house with a great layout but ugly paint became our home. You might be surprised what you can change after you move in.

Agree with @the_thea about focusing on layout. You can fix ugly paint in a weekend, but a bad floor plan is forever. That's the real thing you can't change.

Our realtor in Phoenix said something similar. The problem was we had "good school district" as a flexible want, but that's actually a permanent thing you can't change. We ended up focusing on location first, because you can always update a kitchen later. What's one thing on your list that's truly impossible to change?
