I bought a little place near West 117th in 2019 for $118,000 and thought I was so smart. Then the furnace died in January, the basement took on water twice, and I'm now into it for $34,000 in repairs on top of the mortgage. Meanwhile my buddy who kept renting on the west side just signs a check and calls the landlord when stuff breaks.
