Signed a lease in Austin without reading the indemnity clause, now I'm out $2,400
Last March I rented a small storefront for my repair shop on East 6th. The landlord's boilerplate had an indemnity clause that meant I was responsible for any damage to the building, even if his faulty wiring caused it. A short circuit fried my equipment and burned a wall panel. My insurance denied the claim because the lease made me the liable party. I paid $2,400 out of pocket for repairs he should have covered. Now I have every lease reviewed by a lawyer before I sign, no exceptions. Has anyone else gotten burned by a boilerplate clause they skipped over?
