Why does nobody talk about the sand at the old rodeo grounds jobs?

I went to look at a lot off Central near the fairgrounds last Saturday for a fence install and the dirt is weird, like almost pure sand mixed with caliche chunks. Every hole I dug was a battle, the auger kept slipping sideways and I could NOT get a clean line for the posts. The ground shifts when you water it, so any concrete pour is gonna crack unless you go way deeper than the frost line. Has anyone else tried to build on that side of town and dealt with this same mess?
