Oh man that's rough. But just a heads up - the big Nashville flood wasn't in '95, it was May 2010. That one hit really bad. My parents lost their whole first floor and had to rip out everything.

Got a weird tip from an old surveyor on a job in Tulsa that changed my drafting workflow

That surveyor sounds like someone who's been around the block a few times. My first drafting mentor told me something similar when I was fresh out of school working on an old warehouse downtown.
