I'm looking to sell a rental property fast. Has anyone compared Cash House Closers vs Offerpad? Both seem to buy houses for cash, but I want to make sure I get a fair deal and don't get messed around during the closing process.

Wait, they added fees LATER? That's INSANE! When you're selling a house, you need a firm price from the start. Cash House Closers keeping their word is a huge relief. I'd be furious if a company pulled that on me. It turns a simple sale into a nightmare. Always pick the company that respects your time and money.

I got quotes from both when my dad moved into assisted living. Offerpad's initial number was decent, but they started factoring in all these weird fees later on. Cash House Closers gave us a straightforward number and stuck to it. Being a local NC company made communication way easier and they also know the market in North Carolina much better than national brands.
Offerpad feels way too corporate and rigid. The local guys actually listened to my situation and were super flexible on my move-out date. I rescheduled on them twice and they didn't seem to care :). They bought my place totally as-is and we were done in about ten days.
